MINUTES
Members Present: Howard Sandler-Chairman, Leslie Ann Morse-Vice Chairman, Craig Nightingale-Clerk, Debbie Abbott, Michael Cole, Kevin Holland, Peter McDonald, and Frank Salomone-Alternate.
Members Absent: Richard Taylor-Alternate
Staff Present: Frank DeFelice, Building Inspector
Mr. Sandler (Chairman) called the meeting to order at 5:00 PM.
Approval Not Required Plan:
PB2007-17- Harris Family Realty Trust c/o Karl Harris, 5 Mile Road, Hingham, MA 02043 requests endorsement of ANR plan under Eastham Zoning By-Law Section IX.A.5. for property at 600 Dyer Prince Road, Eastham, Map 19 Parcel 43A.
A MOTION was made by Mr. Holland, seconded by Ms. Abbott to endorse the ANR plan.

Approval Not Required Plan:
PB2007-18 - Estate of Mary Z. Saunders c/o Judy Clark and Lynne Lemma, 47 Arndt Road, Ellsworth, NH 03223 and 20 Woodcrest Lane, Nutley, NJ 07110 request endorsement of ANR plan under Eastham Zoning By-Law Section IX.A.5. for property at 515 Aspinet Road, Eastham, Map 4 Parcel 248.
Robert Freeman of Schofield Brothers of Cape Cod presented overview of the ANR plan submitted for endorsement.
A MOTION was made by Ms. Morse, seconded by Mr. Cole to endorse the ANR plan.

New Hearing - Site Plan Approval - Special Permit:
CASE PB2007-15 - Richard and Sara Tarca, 36 Heart Stone Drive, Hebron, CT 06248 request Site Plan Approval-Special Permit under Eastham Zoning Bylaws Section IX Intensity Regulations, Paragraph D-1 to demolish a 2-bedroom home and construct a new 2-bedroom home and a new septic system on the property at 16 Fisher Road, Eastham, Map 10 Parcel 305.
Findings of Fact:
Current structure is Non-Conforming.
The new plans will reduce the property’s non-conformity.
Abutter from 50 Lyland Road objections were noted.
A MOTION was made by Ms. Morse, seconded by Mr. McDonald to Accept the Findings of Fact as read.

DECISION:
A MOTION was made by Mr. McDonald, seconded by Ms. Morse to grant Site Plan Approval-Special Permit to demolish the existing 2-bedroom home and construct a new 2-bedroom home and a new septic system at 16 Fisher Road, Eastham, Map 10 Parcel 305..

Approval of Minutes:
A MOTION was made by Ms. Morse, seconded by Mr. McDonald to accept the minutes of the May 9, 2007 meeting as drafted.
